Hing Wai Ice & Cold Storage for sale

The 12-storey facility features direct sea access along Aberdeen Harbour.

The Hing Wai Ice & Cold Storage Building is for sale, CBRE announced.

Bids can be made via an expression of interest to CBRE, the sale’s sole agent, by noon of 30 September.

Located at Tin Wan Praya Road, Aberdeen, in Hong Kong, the purpose-built cold storage and ice manufacturing building is 12-storeys tall with a gross area of approximately 200,081 square feet. Inside, the facility features licensed cold store chambers from its 5th to 11th floors, which can reach temperatures of -18°C to -23°C.

The facility also has chilled chambers on the 2nd floor, with temperatures of 0°C to 4°C. An ice-making factory is located on the 4th floor, which can produce up to 400 large blocks of industrial ice per day. 

The facility also has direct sea access for the loading and unloading of ice along the seafront facing Aberdeen Harbour. 

The 1st floor, meanwhile, consists of dry storage chambers and ancillary office space. These are also located on portions of the ground and 3rd floors.

A loading and unloading space on the ground floor has 12 lorry parking spaces and 10 van parking spaces.

Currently, the property is fully leased by a single tenant, which CBRE said is one of the leading and fastest growing cold-chain service providers in Hong Kong. This meant strong rental income and solid rental uplifts in the near future for whoever will purchase the property.

Solar panels are also planned for installation on the roof, which will generate additional income and provide ESG benefits to the purchaser.

Central and the Western Harbour Crossing are within a 7-minute drive, further bringing key logistics infrastructure such as the Hong Kong International Airport and Kwai Chung Container Terminals, as well as other core districts in the city, all within short reach.
